What should you look for when it comes to new or replacement windows for your home?  It just depends on what you want. It depends on what kind of house you have, and just what you want for your home.

For example locally here in Tucson, you could go to Window Depot (who buy their windows locally from Glaz-Tech [www.glaztech.com], and they have a local factory here, so its local people that make local windows here in southern Arizona), and the windows are fine. They are aluminum windows, so it’s really about the glass. And then it’s a question of the details and aesthetics, such as "Do I want this kind of handle or does it operate this way?" It’s all about that.

Then you start looking at the prices go up with better rollers on the windows, better locking mechanisms, etc. But really, the most important thing about any new windows is the glass.

Need to Replace Windows or Just Window Glass?

Let's say you're noticing that the seals are failing on the windows in your home. It would be cheaper for you just to replace all the glass. You could just have a glass company come over and measure all the glass, and then they come one day and they could do it all in a day. Boom... They are taking the sashes out and just replacing the glass, and it's done. So that is a great option for people to do as well.

Also, depending on the window you have, you might have a window that is under warranty, and so the company itself will send somebody out to replace the glass for you. That is usually only for seal failure on the glass, so if your glass is failing, Milgard Windows (www.milgard.com) has a warranty and they will come out and send one of their own guys out, and then they have all your measurements, and they can just send a guy with glass and he can replace whatever glass that needs to be replaced.

There's not a lot of companies that do that. In fact, Milgard is the only one I can think of off the top of my head. However, that warranty only lasts as long as the original buyer of the window lives in the house. Unfortunately, it never transfers over to a new owner. So it's a good thing to keep in mind when you're buying windows, if it's a house you plan to stay in for a long time. But if you think you'll be selling it sooner than later, it might not make a lot of sense for you.
